Turnkey Investment Property Solutions for Australians

To Australian investors, Far and Wide Real Estate provides US turnkey investment property solutions.

The core of this turnkey investment property solution is the investment grade property.

This property has:

Under gone renovation / rehabbing to a standard appropriate for a good tenant in that location.

Has a vetted property manager in place.

Has a tenant in place.

Has insurance in place.

All of this generating a positive cash flow to the Australian investor in excess of our benchmark the rate of return for that location. Note the benchmark rate of return will vary depending on location as areas with higher projected capital growth may have lower rates of return.

Surrounding this core investment grade property, Far and Wide Real Estate provides the Australian investor with the best structure to purchase this property and the tools and resources to manage their risk and compliance

So when the property is presented to an Australian investor to purchase, they can do so knowing that all the work has been done. All they do is start to receive the rent.

Other Properties

Note, not every property we see is an investment grade property suitable for Australian Investors.

Some of these properties will make a good investment property for local US citizens. One reason for this may be that the local is prepared to put in their manual labour on the renovation / rehab which reduces the cash cost to the investor and improves their return. They will get their own “sweat equity”.

Far and Wide Real Estate will always employ licenced contractors to do the renovation / rehab which protects the Australian investor, but may make some projects generate a below benchmark return and hence not be offered to Australian Investors.

In these cases Far and Wide Real Estate will offer these to local US investors in an un-renovated / un-rehabbed state.

Other properties will make good owner occupied housing. In order to continue to get good rates from contractors that Far and Wide Real Estate uses, if the numbers stack we may renovate / rehab the property and sell to local US owner occupiers. So these “fix and flip” properties will not traditionally be offered to Australian investors, but we are open to partner with Australian Investors who want to help fund the project.
